When you buy a timeshare, you purchase vacation time at a preset price. For this purchase to be worthwhile, you have to use the timeshare. Experts say that using a timeshare property consistently for ten years costs less than renting accommodations in a similar resort per year – and that’s when you purchase your timeshare directly from the resort.</p>
<p>One of the most important ways in which a timeshare owner can maximize the enjoyment of owning his / her property is to make use of timeshare exchange programs to switch timeshare weeks and locations. There are a number of different timeshare exchange plans and companies. If you do not yet own a timeshare, this is a very important aspect to consider before you purchase one.</p>
<p>• Timeshare exchange companies: Becoming a member of an exchange company will allow you to exchange your timeshare weeks or destinations with other timeshare owners, across the world (you trade the right to use your timeshare in a given period with another owner of another property). To become a member of either one, you must own a timeshare and pay an annual membership fee as well as a per-trade fee. Some exchange companies will let you exchange your timeshare in real time with other members at a reasonable per-trade fee without becoming a member. Timeshare owners who wish to trade resort locations or times simply deposit their timeshare with an exchange company and indicate the location, time period and type of timeshare unit they are looking for. The company then locates another timeshare owner who wants the deposited week and destination. If a timeshare owner’s request is already deposited with the exchange company, the owner will get it right away – if his / her timeshare exchange trade power permits.</p>
<p>• Private trading systems: A number of timeshare companies have their own exchange program, allowing owners to trade their timeshares within the same company. Marriott and Disney are two examples of companies that maintain their own timeshare exchange systems. For example, Marriott timeshare owners can exchange the use of their unit every, two years, for points. These points can be used to vacation at Marriott timeshares or hotels anywhere in the world. The difference between exchange companies like I.I. and the Marriott system is that you must have bought your timeshare directly from Marriott to use the system (buying a Marriott timeshare on the resale market does not allow you to use the system). Many timeshare developers also use ‘floating week’ exchange plans, meaning the timeshare owner buys a week (or weeks) that he / she will be able to use anytime of the year at the resort at that resort.</p>
<p>• Trading timeshares directly with other owners: Even if your timeshare company does not have an exchange program (or you if are not qualified to use it because you did not purchase your unit directly from the developer), you’ll find specialized online services that help you exchange your timeshare directly with other owners, without joining an exchange company.</p>
<p>• Renting timeshares: many people rent out their timeshares and the money to rent another timeshare unit at a different destination and / or time period (or just use the proceeds to vacation somewhere else, not necessarily at a timeshare resort).</p>
<p>• Simply exchange your timeshare with friends.</p>
<p>Timeshare trade power is a determining factor in any owner’s ability to take full advantage of timeshare exchange options. The location of the timeshare resort is extremely important in determining the exchangeability of your unit (the more popular the destination, the higher the trade power), as is the season. If you own a timeshare in what is known as the ‘Red’ season i.e. major holiday seasons, its trade power is higher. Other factors that affect trade power are facilities available, size etc. Always make sure to obtain, in writing, the terms that apply to using timeshare exchange plans, whether from exchange company or from the timeshare resort management.

			<content:encoded><![CDATA[<p>The downturn in the US economy over the past two years has had an undeniable negative effect the tourism industry, but many experts maintain that the timeshare segment of the industry has fared much better than expected.</p>
<p>Although timeshare sales dropped significantly in 2008 and 2009, many timeshare industry developers point out that this was part of a strategy (purposely reduced sales) aimed at maintaining cash flow in the face of the tightening credit market situation.</p>
<p>Apparently, the higher default rate among timeshare owners and the growing number of owners seeking timeshare relief have not had a paralyzing effect on timeshare development.  This is not surprising, given the pre-paid nature of timeshares.  Renting vacation units in timeshare resorts, which has become a popular alternative to the high cost of hotel vacations in a weakening economy, also provides a degree of relief to timeshare owners who are in dire economic straits.</p>
<p>Lower consumer spending affects vacationers too of course, but this may be one of the reasons that the timeshare industry has been able to resist the economic downturn since vacationers tend to use timeshare units (owned or rented) as an alternative to costly hotel vacations. Rising fuel prices also mean that many vacationers choose closer destinations.</p>
<p>In spite of Howard Nusbaum’s (CEO of American Resort Development Association) prediction that sales will most probably remain flat in 2010, new timeshare resorts continue to be built, especially by the larger vacation ownership operators that dominate the industry. In fact, several U.S. timeshare properties are being opened up this year.</p>
<p>Wyndham Worldwide Corporation, for example, just launched the opening of a new timeshare in February &#8211; the Wyndham Vacation Resorts at National Harbor, the first time-share chain&#8217;s resort in Maryland. <p>Marriott has also built a new timeshare resort, Marriott’s Oceana Palms, situated in Florida’s Palm Beach County. Officially opened on January 15, 2010, the development now has one 19 story tower (75 timeshare units), but more units are planned to be added and the resort should have a total of 169 units when completed.</p>
<p>Experts believe that the US economy has started to slowly recover and will continue to do so in 2010.  Although the timeshare industry was slow to feel the effects of the economic downturn in the United States, it should not take long for it benefit from the improving economic situation.

<p>Buying from timeshare developers means paying the highest prices and (in most cases) being submitted to high pressure sales people. Online auctions, on the other hand, are a great place to look for timeshare bargains because you can usually find a property that fits your needs at a price that you can control. New timeshares depreciate in value after each time they are used and re-sales are typically offered at 75% of their original price, often much less. However, planning your approach is critical to attaining your objective. Don’t even look at timeshare listings on auction websites until you have first:</p>
<ol>
<li>Determined the kind of timeshare you want to buy (points program, fixed week, floating, rotating, etc), as well as the unit size you need. This means you should not neglect to list your unit on popular auction sites, even if they don’t deal exclusively with timeshare trading because the greater number of buyers increases your chances of receiving higher bids. List your unit on several websites to expose it to the greatest number of potential buyers. As mentioned above, many Internet auction sites are free.</p>
<p>The most important part of selling your timeshare is pricing it reasonably. You need to learn what similar timeshare units in your resort have sold for recently &#8211; and list your unit at a price that is somewhat lower. Also, look at the prices listed on auction sites for timeshare units like yours that seem similar to yours. It also makes a huge difference whether you originally bought your time share unit from a developer or not. Typically the resale price of timeshare units bought from developers will never exceed 65% to 70% of the original price.</p>

Before investing in a timeshare, it is critical that you spend sufficient time seriously assessing the benefits of this money investment to you and your family. Never just accept what the developer or timeshare seller tells you. To maximize your satisfaction, it is essential to be aware of the many drawbacks associated with timeshares, and it is equally important to consider whether owning a timeshare suits your particular lifestyle – and your wallet.</p>
<p>One of the principal advantages of timeshare properties is that they are, in theory, so much more convenient, comfortable and considerably cheaper than hotel vacations. As opposed to owning a vacation home that you use just once a year, when you own a timeshare you ideally should not have to worry about upkeep. Maintenance is handled by a management company and, since a good timeshare unit should be occupied all year round, the assumption is that it will be in good repair. You will be charged annual maintenance fees, but these should only be for the period of time you have bought.  </p>
<p>Timeshares are attractive because of their flexibility. Normally, you should be able to exchange the timeshare week(s) you own (use units in other locations, trade seasons or switch to a larger or smaller size unit). In some cases additional appropriate fees are involved.</p>

<li>Read the small print in the management contract. Excessive management fees that can be increased at will are one of the most common problems associated with timeshare ownership. Make sure the management fees are reasonable.</li>
<li>Keep in mind that the availability of timeshare rentals means that anyone can rent a timeshare unit like yours, without having to pay maintenance fees. If your annual maintenance fees are unreasonable, and if they keep rising, you may end up paying more in the future for a timeshare unit that you own than the person who is merely renting the unit next door.</li>
<li>Finally, make sure to visit the unit before you commit yourself. Incredibly, many timeshare owners who purchase their units impulsively, mesmerized by the aggressive sales staff using high pressure selling techniques, don’t even ask to see what it is they are buying. All too many of them end up owning run-down units that cost more than hotels and are almost impossible to sell.</li>
